Rentlah

Background

Rentlah is a concept project for a 4-week UI Design short course that Designlab offers. It’s the re-imagined user experience of finding a rental home in Singapore. Borne by a first-hand, recent and frustrating house hunting experience - I designed a platform that will directly connect renters to property owners. It cuts the middlemen, therefore eliminating hefty agent fees and commissions on both sides.

Role

Product Design, Research, Interaction and Visual Design, Wire-framing and Prototyping.

Tools

Sketch, Invision

Understanding the problem

I drew from my personal experience of recently finding a rental home in Singapore. I also interviewed a handful of friends who have moved house to further understand the pain points. Based on these conversations and self-reflections, I found out:

- Renters would like to save the extra money they spend in paying the real estate agent who found the rental home for them. The commission usually amounts to 1 to 2 months’ rent.

- Renters are often bombarded with personal questions from agents as part of the verification and background check process, but the renters don’t have any idea about their landlord’s background.

Product Vision and Solution

Inspired by the platform model of matching demand and supply, similar to Grab and Airbnb, the product’s vision is to connect eligible renters to verified property owners. The platform is specifically designed for rental homes, targeting to solve a specific set of needs and challenges.

As a next step, I conducted some market research on competitors to investigate the current offerings and ideate based on features they lack that my target audience will appreciate.

Competitive Analysis

There are 3 main players in the property tech (proptech) scene in Singapore. Two of which are online property listings and the other is a co-living housing option

Quotes from interviews

“I just hate having to pay agent fees. 1 to 2 months of my rent? That’s just super unreasonable.”

- Patrick, 29 y/o, Cybersecurity Specialist

“I think it’s unfair that they know so much about me, but I don’t know anything about them. It’s a one-sided process.”

- Camille, 27 y/o, Sales Executive.

Persona

Sam Ramos, a Digital Marketing Manager in his late 20s who’s looking to find an entire flat to rent with his long-term partner. He’s earning a decent 70K SGD per year. Since he’s still working from home, Sam is looking for a reasonably priced rental home with 1 bedroom and a study room so he can set up his own working space. The place should be in a neighbourhood that’s close to cafes, parks and greenery with all the amenities suited for him and his partner’s active lifestyle.

Design

Feel

East vs West, North vs South. Singapore, although a small city-state, is very diverse. It has a lot to offer to different people who have various lifestyle preferences. I wanted the overall direction to be very visual and use a lot of photos that helps convey the vibe of the various communities in Singapore.

Font

I chose a font that has a rounder look to evoke a friendlier vibe and look.

Overall Theme

Young, vibrant and energetic.

Usability Testing

I wanted to ensure that this product is solving a real-world problem, so I reached out to a handful of friends and pitched this to them.

I also conducted a usability testing on the specific user journey of finding a property to viewing the details and messaging the landlord. The testers noted that the signs to go through these user journeys were clear. They knew which buttons to click, paving way for 100% completion rate.

Quotes from Usability Testing

“There were no confusing parts. The flow makes sense. I don’t have to find where to view the property or how to contact the landlord, it’s where I expect it to be.”

“I would prefer to see the more photos of a certain property I’m interested in while I’m on the search page. That way I don’t have to click every single one to see more images.”

- Dean, 29 y/o, Senior Cybersecurity Operations Engineer

“It’s pretty straight forward and the flow is clear to me.”

“I would like to see more photos of the different sides of Singapore. I’d also like to know how conveniently located the property is to the MRT or bus stop - since the location is a big factor for me to consider.”

- Camille, 27 y/o, Sales Executive.

Next Steps and Iterations

Based on the usability testing conducted, I’ve uncovered several additional feautures that the users find will add-value to their experience of finding a rental home.

- Make the images in hero banner of the Home page to dynamically change. This gives more visuals of how it’s like living in Singapore.

- Add a carousel-like function on the property card in the findings page. This would give a better glimpse of the unit without having to open the property page.

- Show the distance of the property from the MRT or bus stop in the property card in the findings page.
